About Island Beach Homes
There’s simply nothing else like it.
You’ll be able to buy a lot on private property on Island Lake – offered at $224,900 to $239,900. Yes, that's right! Private land - not leased.
For further clarification, see FAQ.
As Duluthians know, most of the land on Island Lake is leased land. This development is private land. And leased land is very expensive. Amazingly, this private property is priced at about the same amount as leased land - AND IN MANY CASES LESS. Today it is not uncommon to see leased land with a tear down cabin priced in the range of $225-$250,000.
The Island Beach Resort townhome land is all private. You have the deed. You own the land!
These prices are unheard of for private land on Island Lake! With 350' of frontage, a large sandy beach, a quiet harbor for your watercraft, AND A 140' PENINSULA!

It just may be that living in an Island Beach Resort home is your answer to recreating and fishing on one of the Northland’s most exciting walleye lakes – while shedding all the responsibility of bringing docks in and out, cutting grass, and other outside chores. Shed them all and live nearly a carefree lifestyle in a Common Interest Community home on Island Lake famed for its walleye and northern fishing, its multitude of islands and its vast body of inland water –and it's just 16.5 miles from Duluth's Miller Hill Mall.
Literally one of the secrets of Island Lake is its muskee fishing. While there are professional muskee fishing guides, it wouldn't take you long know your way around this magnificent lake with its multitudes of island for you to discover world class muskee fishing virutally in the heart of the "city."
Within five minutes from your Island Beach Resort home, you can enjoy dining and the stunning sunsets from the Blue Max and the Eagles Nest, located on Fish Lake. Within three minutes is the Minnowette, the convenience store in Fredenberg that offers groceries, gas, bait and tackle. Also nearby is the Island Beach Inn, Porky’s Smoke House, and the Sunset Lounge and Grill.
By boat – just outside of your front door – it is just a few minutes by water to the Island Beach Inn and Tom Sawyer-type rope swings from island "cliffs."
Wake up every morning to the panoramic lake view with Christmas Island in the backdrop and your boat on the lift or bobbing before you. Every day's an adventure. Explore all the islands on this big lake. In the winter, it's a wonderland of cross country skiing, snowmobiling, ice fishing, and even skating at certain times. The Island Beach Resort development is a gorgeous 8.69 acre setting with a sweeping sandy beach and 140' peninsula from which to watch sunsets that rival, in many people's opinion, the famed red sunsets of Key West's Mallory Square.
The Island Beach Resort occupied this land continuously since 1944. Sixty years ago, the resort pioneers selected the pristine sites in uplands with great swimming beaches and safe harbors for dockage. On one side of the peninsula is a sandy swimming beach with gradual depth – a favorite swimming beach to tens of thousands of vacationers over the six decades. On the other side, the peninsula protects boat dockage from prevailing winds.
The boat launching ramp that has served to launch many a boat over the years will make bringing in yours and your guests’ watercraft convenient and easy.
Only four private lots will be sold. And you can be one of those owners!
